2026 Summer Internship Program

MassHousing's Summer Internship Program aims to cultivate an inclusive environment for students to explore career opportunities within the affordable housing industry and learn about MassHousing's mission and vision. The program is dedicated to offering an enriching professional development and practical work experience related to students' academic and career interests.

What Interns Can Expect

Each intern will be paired with a manager who will provide guidance and mentorship to support their professional growth. A unique component of this internship experience is the opportunity to be part of a wider cohort of interns across MassHousing that will meet weekly to engage in team-building activities, broader learning opportunities, and share their experiences. Through these cohorts, interns will have the opportunity to not only build meaningful peer connections but to also interact with the Agency's executive staff, offering insights into strategic decision-making and organizational culture.

Interns work 35 hours per week, Monday through Friday, following a hybrid schedule in which they are on-site at least two days a week. On-site workdays will be based at MassHousing's offices located at One Beacon Street in downtown Boston. This is a paid three-month internship starting in May 2026. Pay rate is $20.00-$24.00 per hour, commensurate with prior experience.

Clean Energy Systems Intern

Internship Summary

MassHousing is seeking a Clean Energy Systems Intern to help support its growing Massachusetts Community Climate Bank (MCCB) team. Massachusetts Governor Maura Healey created the MCCB in June 2023, as the nation’s first green bank dedicated to affordable housing. The Clean Energy Systems Intern will be able to support department goals of bridging the knowledge gap between the implementation of new clean-energy technology at MassHousing-financed properties and its optimal use by residents and property managers. The intern's contribution through data gathering will help determine future technical assistance and training.

The Clean Energy Systems Intern can expect to work on the following types of tasks:

  • Collect data through interviewing and/or surveying property managers at MassHousing-financed properties to understand the challenges/successes of maintaining new technology systems and educating residents on system use
  • Interview and/or survey residents to understand how residents are operating and experiencing these systems in their homes
  • Perform desktop research and engage with subject matter experts to identify and document current best practices for the use of heat pump technology
  • Analyze data gathered from resident and property manager experiences with actual building level heat pump performance
  • Report and submit key findings and recommendations to the Climate Bank for future training and technical assistance support

All interns will meet weekly to engage in team-building activities and share their experiences. This unique setup allows our interns to form meaningful connections, collaborate effectively, and understand the holistic workings of MassHousing. Minimum Qualifications

The Clean Energy Systems Intern will:

  • Major in Sociology, Psychology, Environmental Science, Engineering, Real Estate, Public or Environmental Policy, or other related degree
  • Be proficient in Microsoft software including Outlook, Word, PowerPoint, and Excel
  • Be eligible to work in, and travel freely to and from, the United States without sponsorship

Preferred Qualifications

  • Conduct data analysis on scope of work measures; performing both qualitative and quantitative analysis on customer survey results

  • Create short memos and present 1-2 report(s) over the course of the internship
  • Update the MCCB glossary as needed
  • Perform research and writing related tasks

They will also analyze, visualize, and report on economic and community data for each department within the Home Ownership Division.

The Housing Stability Department (HSD) works at the intersection of housing and social issues, both in addressing challenges and highlighting opportunities for housing staff, residents, and communities across the Commonwealth. The Housing Stability Intern can expect to gain an understanding of the principles of housing stability and broader affordable housing ecosystem, gain experience in grant making and event planning, develop communication and marketing materials, research key information related to housing stability, and assist with data entry and analysis.

The Housing Stability Intern can expect to work on the following types of tasks:

  • Update HSD resource page including adding/editing resource guides, informational videos, and promotional materials
  • Participate in the Governor's Council to Address Sexual Assault, Domestic Violence, and Human Trafficking housing subcommittee by drafting materials, creating brochures for survivors, taking notes, and conducting research
  • Assist with grant monitoring and collecting input from participants in the Summer Youth Employment Program and other grant and pilot programs
  • Be involved in administrative work on the TAP program, Set Aside Program and Tenancy Preservation Program (TPP), including organizing digital files in SharePoint, data entry, and data analysis
  • Complete research on housing stability initiatives including, but not limited to, Economic Mobility programming
  • Engage in numerous professional and leadership development activities that align with Housing Stability’s broader work and the mission of MassHousing
  • Provide support in event management by attending related conference(s) to staff the registration table, draft communications and presentations, and create resource guides

The Internal Audit intern will have the opportunity to gain valuable insights into a career in internal audit within the affordable housing lending space, as well as skills in project planning, research, data analytics, governance and risk management.

The Internal Audit intern can expect to work on the following types of tasks:

  • Assist with policy inventory by gathering inventory of existing policies in our major business areas, as well as interviewing staff within the business units and entering policies into the policy management database
  • Contribute to the PwC Financial Audit process by completing the entity-level controls through requesting information across the Agency, running reports, and performing additional analysis
  • Gather and validate the PwC single-family confirmations, collect relevant supporting documentation for the auditors, and create process flows from the narratives in Visio
  • Work collaboratively with the Loan Servicing team to review the 1099 report created for fiscal year-end

This internship opportunity will provide a well-rounded experience in the oversight of assets in an affordable housing portfolio, with a focus on Asset Management.

The Rental Management Intern can expect to:

  • Assist with all Asset Management related functions including Asset Management Review preparation, site visits, deal team analysis and functions, escrow management, and pipeline management
  • Attend scheduled on-site property management reviews within the greater Boston area
  • Leverage financial operating reports, rent rolls, vacancy and turnover data, and affordability profiles to comprehensively assess and ensure the achievement of all property goals
  • Thoroughly review Replacement Reserve withdrawal requests and conduct associated due diligence to provide approval recommendations; Conduct analysis of Capital Needs Assessments and Replacement Reserve expense projections and contributions to ensure optimal funding
  • Complete and obtain Fannie Mae certifications through the Future Housing Leaders Program
  • Explore and gain insights into various departments in the All-Rental division, including but not limited to Underwriting, Subsidy, and Quality Assurance

Internship Summary

MassHousing is seeking a Rental Underwriting Intern to join our Rental Underwriting division. In this role, the intern will collaborate with the underwriting, design, and property inspection teams, gaining hands-on experience across multiple facets of the division. The position offers the chance to provide analytical support in the evaluation of affordable multifamily loan proposals while also gaining exposure to the full life cycle of a MassHousing loan—from initial review through closing.

The Rental Underwriting Intern can expect to work on the following types of tasks:

  • Shadow underwriters on prescreen analysis of potential transactions, building and maintaining underwriting models with underwriter supervision
  • Analyze and compare project review forms and due diligence lists to the underwriting model
  • Create recommendations for improvements, points of communication between staff members, or potential efficiencies
  • Assist in compiling and providing a cohesive processes guide for the Affordable Housing Trust Fund (AHTF)
  • Assist with project close out by contacting developers who have not submitted financials, cash flow certifications or cash flow sharing
  • Provide analytical support to the Appraisal and Marketing group to review macro data on rents, occupancy and capitalization rates, and to the Design and Construction group to review third-party capital needs studies
  • Participate in a field visit with MassHousing’s in-house architect/engineering staff to a construction site to gain exposure to construction monitoring process
  • Create a technical services resource library for the cross-functional Rental Underwriting teams

A unique component of this internship experience is the opportunity to be part of a wider cohort of interns across MassHousing. All interns will meet weekly to engage in team-building activities and share their experiences. This unique setup allows our interns to form meaningful connections, collaborate effectively, and understand the holistic workings of MassHousing. These cohort meetings also provide a setting for interns to interact with our executive leadership, offering insights into strategic decision-making and organizational culture.

This is a paid three-month internship starting in May 2026. Pay rate is $20.00 - $24.00 per hour, commensurate with prior experience. The internship maintains a Monday through Friday schedule requiring a commitment of 35 hours per week.

MassHousing operates under a hybrid work model; Interns will be expected to work on site at least two days a week. During the onboarding and training period interns will be expected to be on site as directed.

Minimum Qualifications

The Rental Underwriting intern will:

  • Major in Real Estate, Finance, or Urban Planning
  • Be proficient in Financial Analytics
  • Have advanced Microsoft Excel skills
  • Be proficient in other Microsoft software including Outlook, Word, and PowerPoint
  • Be eligible to work in, and travel freely to and from, the United States without sponsorship 

Preferred Qualifications

  • Preference for a Rising Junior or Senior undergraduate student

Internship Summary

MassHousing is seeking an Intern to work directly with the Strategic Community Investments division. The Strategic Community Investments (SCI) team collectively administers several programs including the Neighborhood Stabilization Program, Gateway Housing Rehab Program, Neighborhood Hub, Equitable Developers Fund, CommonWealth Builder, and Center for Community Recovery Innovations, with additional programs currently in development. The Strategic Community Investments Intern can expect to work closely with the team on data and information management, policy research/analysis, and various project management tasks. Interns will have the opportunity to learn how Strategic Community Investments programs promote community revitalization.

The Strategic Community Investments Intern can expect to work on the following types of tasks:

  • Review and maintain the SCI contact directory
  • Complete policy and program research to support program development and administration
  • Provide project and data management support for SCI projects/tasks
  • Conduct interviews with SCI stakeholders, including developers and municipal officials and attend SCI-related meetings
